When you book a stay through this site or our booking engine, your reservation is with Expat Properties CR S.A., the local company that manages every home listed here. These terms, together with your booking confirmation, form the agreement between us.
The full amount of your stay is charged at the time of booking, processed securely by Stripe. We never see or store your card number. Prices are shown in US dollars and include the listed cleaning fee and applicable Costa Rican taxes as shown at checkout.
Cancel 30 days or more before check-in: full refund, less payment-processing fees. Cancel less than 30 days before check-in: the booking is non-refundable. We recommend travel insurance for trips booked inside the refund window.
Check-in is from 3:00 PM. Check-out is by 10:00 AM for houses and 11:00 AM for condominiums, as stated on your confirmation. Early check-in or late check-out may be possible by arrangement.
The guest who books must be an adult and is responsible for the home and all members of their party. Homes are private residences: no parties or events, no smoking indoors, and occupancy must not exceed the number of guests on the booking. Quiet hours and the rules of the condominium or gated community apply. Pets only where a listing expressly allows them.
You are responsible for damage beyond normal wear and tear caused by your party during your stay. We will always contact you first with documentation before any charge.
We live here and manage every home ourselves. If anything is not right, contact us and we will fix it fast. If a home becomes unavailable before your stay for reasons beyond our control, we will offer you a comparable home or a full refund, your choice.
To the extent permitted by law, our liability is limited to the amount you paid for your stay. These terms are governed by the laws of the Republic of Costa Rica, and any dispute will be resolved in the courts of Costa Rica.
