These Terms & Conditions govern all direct bookings made through this website and our booking engine, operated by Expat Properties CR ("we," "us"), a vacation rental management company serving Playas del Coco and Ocotal, Guanacaste, Costa Rica. By completing a booking you agree to these terms.

1. Reservations & Payment

• All rates are shown in US Dollars (USD) and include applicable Costa Rican taxes (13% IVA) unless stated otherwise.
• The full reservation amount is charged at the time of booking through our secure payment processor. Your reservation is confirmed once payment is received and a confirmation email is sent.
• The cardholder must be the primary guest, at least 21 years of age, and present during the stay.

2. Cancellations & Refunds

• 30 days or more before check-in: cancel for a full refund, less any non-recoverable payment processing fees.
• Less than 30 days before check-in: the reservation is non-refundable.
• Bookings made within 30 days of arrival are non-refundable from the moment of booking.
• No refunds are given for no-shows, late arrivals, or early departures.
• We strongly recommend purchasing travel insurance to protect against unexpected changes to your plans.

3. Check-In & Check-Out

• Check-in: 3:00 PM. Check-out: 10:00 AM for houses and 11:00 AM for condos, as noted on your booking confirmation.
• Early check-in or late check-out may be available on request and may carry an additional fee. Unauthorized late check-out may be charged.
• Self check-in details (lockbox, keypad, or smart lock) are sent before arrival.

4. Occupancy & Conduct

• The number of guests must not exceed the maximum stated on the listing. Additional guests require prior written approval.
• No parties or events. Quiet hours apply from 10:00 PM to 7:00 AM out of respect for neighbors and community rules.
• Smoking is not permitted inside any property.
• Pets are welcome only at properties marked pet-friendly and may be subject to a pet fee. Unauthorized pets may result in additional charges.

5. Damages & Security

• Please treat the home with care and report any damage or issue promptly.
• Guests are responsible for loss or damage beyond normal wear and tear caused by their party, and authorize us to charge the payment card on file for documented repair or replacement costs.

6. Property Access & Maintenance

• We or our service providers may need to access the property for urgent repairs or scheduled maintenance. We will give reasonable notice whenever possible.
• Occasional interruptions to utilities or amenities (electricity, water, internet, air conditioning, pools) can occur in Costa Rica and are sometimes outside our control. We will work quickly to resolve any issue, but temporary interruptions do not qualify for refunds.

7. Liability

• Use of the property and its amenities, including pools and beach access, is at the guest's own risk. Children must be supervised at all times.
• To the maximum extent permitted by law, Expat Properties CR and the property owner are not liable for personal injury, or for loss or damage to guests' belongings, during the stay.

8. Force Majeure

If a stay is prevented by events beyond our reasonable control (such as natural disasters, government restrictions, or utility failures affecting habitability), we will offer a rebooking or credit, and where required by law, a refund. We are not responsible for additional costs such as travel or insurance.

9. Privacy

Guest information is used only to manage your reservation and stay, and is processed through secure, PCI-compliant providers. We do not sell your data.

10. Governing Law

These terms are governed by the laws of the Republic of Costa Rica.
